Are you CURIOUS what your Lake Winnipesaukee real estate is worth? My Listing Consultation Revealed.

If you are considering selling you Lake Winnipesaukee home is and are wondering what your home might sell for in today's market, I would love to provide you with a COMPLIMENTRY Property Profile and Pricing Study, otherwise known as a Comparative Market Analysis (CMA).

 

I will begin my research by analyzing what properties have sold in the Lake Winnipesaukee area in the past six months to a year. I will compare all the details of the closed transactions including, but not limited to, size, location and condition.

 

I will also look at expired listings.  These were the homes on the Lake Winnipesaukee real estate market that generally the sellers had priced too high; therefore their home was on the market for an extended period of time causing the listing agreement to expire. This is something we want to keep a close eye on so that you don't make the same mistake.

 

 

The homes currently on the Lake Winnipesaukee real estate market are very important in determining what your home is worth.  These homes are your DIRECT competition.  When pricing your home, you can either price your home to sell, or price your home to sell others.  In other words, if you price your home too high, you may be doing your competition a favor by allowing the buyers to see a better value in their home.  Buyers are going to view the homes that they see as a good value, and in this market they want to see the homes that are a "bargain".

 

After completing this research and viewing your own home I will come up with a suggested price range for your home.  When you decide to hire me to market your home I will need to do a Pricing Study frequently so that we stay on track.  So many sellers are starting their asking price too high and they have found themselves chasing the market down. This wastes YOUR time and money!

 

Here is a scenario for you to consider.  Mr. Seller interviewed a few different REALTORS who offered a Free Listing Consultation.  

 

Agent #1 said, "I suggest $500,000-$520,000."

Agent #2 said, "I suggest $550,000-$570,000."  

Agent #3 said, "I suggest $600,000-$620,000."  

 

Mr. Seller decided to hire Agent #3 because Agent #3 could get Mr. Seller more money for his home. After 2 years worth of showings, open houses, mortgage payments, routine maintenance and all the other costs and inconveniences of holding onto a home for 2 years, the home sold in the range that Agent #1 had suggested.  

 

This is a costly mistake that I will help you avoid.  Properly pricing your property is critical to successfully selling your home.
